Transbuild Commercial was engaged by Eke Panuku Development Auckland to deliver a new operations depot for Westhaven Marina. The project involved the turnkey design, off-site manufacture, delivery, and installation of two modular office buildings within a live marina environment. Constructed in Transbuild’s Drury factory in as little as 10 weeks, the off-site approach allowed site preparation to progress in parallel and reduced on-site activity within the constrained coastal environment.

Project Outcome

Off-Site Manufacturing Approach

Both modular buildings were fully manufactured and completed within Transbuild’s controlled factory environment, including interior fit-out, services, and finishes. Off-site construction enabled civil and site preparation works to progress simultaneously, reduced weather and programme risk, and ensured consistent quality outcomes prior to delivery.

Installation and Delivery Outcome

The completed buildings were transported to Westhaven Marina and installed onto pre-prepared foundations, with Transbuild coordinating cranage, service connections, decking, ramps, and accessibility works as part of the turnkey scope. Installation planning prioritised marina access, protection of a significant existing frangipani tree, and continuity of CCTV and IT systems.
