Building a 3 Bedroom Transportable Home with Transbuild

Living zones that fit growing families

Layouts vary across the range, from open-plan designs to homes with bedrooms grouped away from the living areas, giving everyone room to spread out.

Building on a farm or lifestyle block?

The McKenzie 120 has a mud room laundry and a dedicated office, designed for working land.

Upfront pricing

After your enquiry, we provide a cost estimate covering the house build price, delivery to your chosen location and a provisional sum for pile foundations. Once you’ve confirmed your full project scope with a Home Consultant, we can give you a full upfront cost for your build, valid for 30 days.

Customisation

Every 3 bedroom transportable house includes a standard quality range of kitchen benchtops, tapware, flooring, cladding, roofing profile and paint at no extra cost, using our mood boards as a starting point, with upgrades available as optional add-ons. You can also select colours and finishes to suit your vision.

Finance

Off-site builds can be an unfamiliar lending category for some banks, so we recommend starting with your own bank first, and can introduce finance partners including Westpac’s Pre-Built Home loan and Colab Mortgages, who understand transportable home lending. Our Home Starter Pack then gives you a single fixed project cost so your lender has accurate numbers to assess your full loan.

Efficient handover

Our optional Site Works Package (excavation, driveways and utility connections in one quote) lets site preparation run alongside the factory build, so handover can come sooner than a traditional build where every trade works in sequence.

3 Bedroom Transportable Home FAQs

Your estimate covers the house build price, delivery to your site and a provisional sum for pile foundations. Once your full project scope is confirmed with a Home Consultant, you’ll get a full upfront cost, valid for 30 days.

Allow around three weeks for your Home Starter Pack and site plans, then your Master Build contract, with the factory build typically taking around 8-12 weeks. Delivery and handover follow within two to three weeks.

This depends on the plan: some designs group bedrooms away from the main living area, while a fully separate second wing isn’t available on every design. Most standard plans can still be adjusted before your Master Build contract is signed, so raise this early with your Transbuild Consultant.

Most sites need a geotechnical report to confirm foundation design, plus confirmation that our transporters can access your section safely. A free Site Check is the fastest way to find out.
