Initial Consultation & Feasibility
We review your site to confirm suitability, including zoning, boundaries, access and services. You share your goals – family use, rental, investment – and we recommend a suitable plan from our minor dwelling range.
Design & Documentation
We refine your design within the required size and regulatory limits and prepare the documentation, drawings and specifications needed for compliance and council.
Consent or Exemption Pathway
We advise whether your project will fall under the upcoming exemption or requires a building consent. We prepare all council paperwork, including PIM, building consent applications and LBP documentation.
Construction & Project Management
Your dwelling is built in our factory under controlled conditions, with consistent quality checks and timeline management. You get regular updates, clear communication and confidence that every detail meets code.
Completion & Handover
We organise the compliance documentation & hand over a fully completed, ready-to-occupy home, delivered & installed on foundations at your site in as little as 12 weeks. We also offer an optional Site Works Package that can include driveways, landscaping and decking.

NEW RULES FOR SMALL STANDALONE DWELLINGS
Understanding the 2026 Rule Change
New Zealand’s building regulations are shifting, and soon it will be easier to install small stand-alone dwellings that meet Building Code requirements.
The Government has signalled a new building-consent exemption for dwellings up to 70 m², expected to take effect early 2026.
To qualify, a dwelling must:

Be a single-storey, stand-alone unit for one household

Have a net floor area of 70 m² or less

Be no more than 1 m above ground level (floor)

Be no higher than 4 m above the floor level

Sit at least 2 m away from another dwelling or legal boundary

Comply with the NZ Building Code and be built or supervised by licensed building practitioners
Important: The exemption is not yet active. Until early 2026, a minor dwelling still requires a standard building consent. Our team will guide you on which pathway applies to your project.
